The best way to pass a fire marshal inspection is to walk your building the way the inspector will — before they show up. Here's a practical, no-jargon checklist of what fire marshals actually look at in Houston commercial properties. Knock these out ahead of time and inspection day becomes a formality.
Fire alarm system
- Panel is showing "normal" — no trouble or supervisory lights.
- Current annual NFPA 72 inspection on file.
- Smoke detectors are clean, unobstructed, and not past their 10-year replacement.
- Pull stations are visible and unobstructed at exits.
- Monitoring is active and communicating with the central station.
Fire extinguishers
- Current annual service tag on every unit.
- Mounted at the correct height, visible, and unobstructed.
- Correct type and size for the hazard (e.g., kitchens need K-class).
- Pressure gauge in the green.
Exit signs & emergency lighting
- Every exit sign is lit — no burned-out letters.
- Emergency lights pass the 90-minute battery test (hold the test button).
- Illumination along the full path of egress.
This is the category cited on almost every inspection — it's cheap to fix and easy to overlook.
Means of egress
- Exit doors open freely from the inside without a key or special knowledge.
- Nothing stored in front of exits, in corridors, or under stairs.
- Exit routes are clear and the required width is maintained.
- Electrical panels have 36 inches of clearance.
Fire sprinkler system (if applicable)
- Current NFPA 25 inspection, testing, and maintenance records.
- At least 18 inches of clearance below sprinkler heads.
- Control valves accessible and in the open position.
Fire department access
- Knox Box present, mounted where the fire marshal specifies, with current keys inside.
- Automated gates have a working fire department override (Knox switch).
- Fire lanes are striped and signed, and address numbers are visible from the street.
Housekeeping & general
- No excessive combustible storage; nothing blocking sprinkler heads or alarm devices.
- Extension cords aren't used as permanent wiring.
- Required signage (occupancy load, "this door to remain unlocked," etc.) is posted.
